
The intent of this section is for all community related information. We haven't settled on the appearance yet but want to start getting information added so that you're aware of what's going on within our community.
It's time to start the Board of Director election process.
The first step in this process is to develop a Candidate Resume so that homeowners interested in volunteering can apply. The current Board will establish a deadline to submit your resume to the Property Manager and include it with the established resume.
In today's world, everyone is concerned about finances. The cost of everything seems to be rising without any relief in site. This is affecting the Board also. We are currently working on our 2026 Budget and our yearly (quarterly, monthly) assessment is going to go up. The Board isn't exactly sure how much at this point due to a couple projects that we have to be addressed.
The Board plans to finalize the 2026 Budget at the October meeting and welcomes your attendance and input.
If you're unaware, a portion of you assessment is passed on to the POA to pay for the amenities we enjoy. At the recent Governor's meeting the POA provided our Governor with a draft of their proposed 2026 budget and they're raising their fees by $180 a year ($45 a quarter or $15 a month).
Each year, Landscaping is a major expense and this year it's not going to be a major expense. Through the years Soundings has sacraficed maintaining plush, green grass in order to help keep assessments down. This sacrafice has come at a cost and part of the current Boards' initiative is to start working on restoring our lawns to their previous, presetigious state.
This process is going to take several years and to begin this process the Board is looking into increasing the number of lawn fertilizations and pesticide treatments. Another item the Board will be looking into is funding some sprinkler repair (this has not been funded in the past couple years).
After 30 years of traffic, we need to look into having it replaced. The Board estimates that it's going to take approximately $60k which we have about one-third (1/3) in a reserve fund. To prepare for this expense, the Board authorized the creation of a capital improvement reserve fund specifically for the road. It will appear on the 2026 Budget as an individual line item so that we can fund this project. The Board is hoping that in approximately three (3) years we'll be able to replace the road and have all the funds necessary without having to impose a Special Assessment.
The creation of this specific reserve fund, we will still be maintaining, and funding, a pooled reserve fund in the event there's a need to fund an unexpected project.
